When Complete Title Solutions is handling a closing, we offer pre-closing to the sellers. As soon as we know all of the title requirements that need to be met by the sellers, we invite the sellers to come in at any time that is convenient for THEM to pre-sign all of the documents that need to be notarized.
By title requirements to be met by the sellers, we mean the specific documents that need to be executed by the sellers for this particular transaction, as the documents required varies from transaction to transaction. We typically have this information about a week after the contract is presented to us to begin working on the transaction. So, for a typical 30-day contract, the sellers have a full 3 week period in which they can come in and pre-sign the majority of their documents, getting this out of the way long before they are busy with packing, moving trucks and walk-throughs.
Most sellers love this service. Realtors love it too because they don’t need to sit through an extended closing with both buyers and sellers at the same table. The sellers simply come in and execute, completely on their own with our staff, who answer any questions they may have and walk them through the entire closing. Any documents that need to be signed at a later date, like the settlement statement, are signed online via DocuSign, so the sellers never need to come back to our office after the pre-close.
We do traditional full closings, where everyone comes to the table at the same time together to execute all of the documents for both buyer and seller at the same time, as well as remote online and mobile notary closings. We have found that most sellers prefer the pre-close and we are delighted to offer this service.
